Job Description
We are seeking a strategic and results-driven Senior Manager / Head of Property and Leasing/ Commercial & Property to lead our site acquisition and leasing efforts. The ideal candidate will be responsible for identifying and securing optimal locations for new fitness gyms, entertainment venues, and related businesses. This role requires strong negotiation skills, market knowledge, and the ability to foster relationships with mall managements and landlords to achieve favorable lease terms.
Language - Arabic speaking is a must.
Key Responsibilities:
- Identify and evaluate potential sites for new fitness gyms, entertainment venues, and related businesses based on market analysis, demographic trends, and business strategy.
- Negotiate lease agreements with mall managements, landlords, and property owners to secure competitive rental rates and lease ensuring compliance with company policies and legal requirements.
- Develop and execute comprehensive property management and leasing strategies to maximize company estate for different brands.
- Manage lease renewal negotiations and lease modifications for existing locations to optimize lease terms and costs.
- Conduct thorough due diligence, including site inspections and feasibility studies along with CEO , to assess site suitability and mitigate risks.
ยท Maintain strong relationships with mall developers, landlords, and real estate brokers to stay informed about market trends and upcoming opportunities.
- Collaborate with internal stakeholders including operations and finance, to to ensure alignment on leasing strategy
- Conduct regular landlords visits to ensure expected negotiations and agreements.
- Monitor market trends and competitor activities to identify opportunities for portfolio expansion or improvement.
- Prepare and present comprehensive reports on property & leasing activity, and strategic recommendations to senior management.
