Job Description
Responsible for overseeing all phases of project development, from initial planning and design through construction and final handover. This role requires strong leadership skills, technical expertise in real estate development processes, and the ability to manage multiple stakeholders effectively.
Key Responsibilities:
- Project Planning: Develop comprehensive project plans outlining scope, objectives, timelines, and resource requirements.
Coordinate with stakeholders to define project deliverables and milestones.
Implement effective project management processes to ensure timely and efficient project execution.
- Design and Development: Collaborate with consultants to develop project designs and construction drawings.
Manage the design review process, ensuring adherence to project requirements and regulatory standards.
- Project Financials: Prepare and manage project budgets, forecasts, and financial reports.
Monitor expenditures against budget allocations and implement cost control measures as necessary.
Conduct financial analysis and risk assessments to optimize project profitability.
- Risk, Procurement, and Quality (RPQ): Identify project risks and develop risk mitigation strategies.
Oversee procurement activities including vendor selection, negotiation, and contract management.
Issue RFQs to vendors and subcontractors to obtain competitive bids for project materials and services.
Evaluate quotations and negotiate pricing and terms to achieve cost-effective procurement.
Implement quality assurance processes to maintain high standards of construction and design integrity.
- Stakeholder Communication: Act as the primary point of contact for stakeholders including Landlord, regulatory authorities etc
Provide regular project updates and reports on progress, budget, and milestones.
Address stakeholder concerns and ensure alignment with project objectives.
- Consultant and Contractor Management: Manage consultants, contractors, and subcontractors.
Monitor contractor performance and adherence to project specifications and schedules.
Resolve conflicts and issues that arise during project execution.
- Quality Assurance and Compliance: Ensure compliance with building codes, zoning regulations, and other legal requirements.
Implement quality control processes to uphold project standards and specifications.
Conduct inspections and audits to verify compliance and identify areas for improvement.
