Job Opportunity: Property Manager


Location: Abu Dhabi, UAE

Salary: AED 13,000 - 17,000 per month (based on experience)


We are seeking a proactive and experienced Property Manager to oversee the management, operation, and administration of residential and commercial properties in Abu Dhabi. As a Property Manager, you will be responsible for maintaining high standards of property upkeep, tenant relations, financial management, and legal compliance.


Responsibilities:


Tenant Relations: Manage tenant inquiries, complaints, and lease agreements. Ensure lease compliance and handle eviction procedures when necessary.


Property Maintenance: Coordinate and oversee maintenance and repairs. Conduct regular inspections to ensure properties meet safety and quality standards.


Rent Collection: Collect rent payments, monitor arrears, and manage rent increases in compliance with rental laws.


Financial Management: Prepare and manage property budgets, maintain financial records, and provide detailed financial reports to property owners.


Marketing and Leasing: Advertise vacancies, screen potential tenants, conduct property viewings, negotiate lease terms, and prepare lease agreements.


Legal Compliance: Stay informed about local property laws and regulations. Ensure properties comply with safety, health, and zoning standards.


Vendor Management: Hire and oversee contractors, maintenance staff, and service providers. Obtain competitive bids and negotiate contracts.


Property Inspections: Conduct regular property inspections to identify maintenance issues, safety concerns, and lease violations.


Risk Management: Identify and mitigate risks related to property management, including insurance coverage and emergency procedures.


Communication: Maintain effective communication with property owners, tenants, and stakeholders. Provide regular updates and reports on property performance.


Requirements:


Bachelor's degree in Business Administration, Real Estate, or related field.

Proven experience as a Property Manager or similar role in UAE.

Strong understanding of Abu Dhabi real estate laws and regulations.

Excellent communication skills in English (Arabic proficiency preferred).

Strong negotiation, problem-solving, and organizational abilities.

Ability to prioritize tasks and manage time efficiently.
