Job Description

· Manage the real estate under the supervision of the manager professionally, maintaining the best reputation within the laws defined by RERA and their time-to-time amendments.

· Make sure that all tasks assigned to you are delivered timely and professionally.

· Managing the properties through assigned watchmen, caretakers & Security staff. Make sure that all properties are maintained, cleaned, and attended to professionally.

· New Leasing must be alert & aware of the current market situation and make sure that the managed properties on behalf of the various landlords are rented to achieve the best possible revenue for the landlords and make sure that the properties are rented to decent tenants to avoid any disputes.

· Renewals, must review the upcoming renewals 4 months prior to the renewal dates of the leased properties and submit the report to the higher management with proposed rents or any other actions to be taken.

· Rent Collection, make sure that all due rent is collected on time and no delays are caused due to negligence.

· Outstanding rent. Must take immediate action on any returned cheque by the bank for any reason and follow up with the tenant for immediate recovery along with the penalties defined in the leasing contract. If the tenant fails to pay within 7 days from the date of the returned cheque or should escalate the case to the higher management to take legal action to recover the outstanding rent.

· Outstanding renewals. Delayed renewals such as Tenant not in town, Tenant not responding, Tenant not accepting rent proposed or any other reason to be reported to the higher management timely for further discussion or action.

· Leasing Admin shall manage all properties through the management software provided.

· Reports. Prepare and submit the weekly report to the higher management every Saturday including Vacant properties, pending renewals, weekly renewed properties & newly leased properties in weekly management meeting.
