Working Hours: -
Minimum Nine (9) Hours per day/six days per week. Moreover, should be available during emergencies to perform any assigned jobs.
· Responsible to perform all operational works related to employees in VIP house (i.e. Housemaids, driver’s, gardeners or security personnel) and all his properties.
The property supervisor is responsible for their salary payments, air tickets, renewal of their passport, residence visa, Emirates ID, Health insurance etc.,
· Lease negotiations, preparation of tenancy agreements for new leases and renewals.
· Processing of rental applications including detailed screening of applicants and discussions with direct in charge.
· Initial, final and routine inspections and written reporting TO VIP
· Monitor and effect payment of all Water/Electricity (AADC/ADDC) & Etisalat bills related to HOUSE on right time without any delay.
· Recognizing the need for, organizing and overseeing maintenance and renovations (liaising with approved service providers). Obtaining quotes and implementing property maintenance and repairs quickly and efficiently.
· Monitor all the vehicles belongs to OWNER likes renewal, insurance, traffic fines, ADNOC wallet payment and vehicle maintenance.
· Achieving maximum revenue by ensuring, in conjunction with leasing agents, that all units carry as high an occupancy rate as possible.
· Developing and maintaining good relationships with tenants.
· Ensuring, as far as possible, that tenants’ complaints and concerns are attended with speedily and satisfactorily.
· Collection and monitoring of rent payments and preparing documentation in the case of arrears (including termination notices).
· Maintains petty cash account and monthly reconciliation.
· Maintaining an accurate filing system so as to incorporate property and tenancy related information.
· Maintenance issues regularly monitored but followed up as necessary to ensure resolution.
· Responsible for the physical management of all the properties, including regular maintenance and emergency repairs.
· Property Supervisor are often hired to look after vacant properties to make sure there has been no vandalism and to perform routine maintenance. They also make sure contractors and other repairmen are completing their work in a timely manner.
· Should keep thorough records regarding the properties.
This should include all income and expenses, list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs.
· In depth knowledge of all rules and regulations surrounding property management.
Knowledge & Skills
Must have previous experience in the same field.
Experience
Minimum 2 years’ experience in the same field.
Personality
Reliable, accurate and able to work under pressure.
Honest and dedicated to his job.
Physical Requirement
Must be fit and no previous ailment
Language
Good command in speaking, writing and reading English. Speaking Arabic is a plus.
